Pre-order equipment, materials, etc. on behalf of the client where necessitated by cost and time factors
and expedite delivery of critical items.
Take the necessary action to facilitate the settlement of any contract disputes, it being understood that
no formal arbitration or litigation proceedings are to be undertaken without specific direction and
authorization of the client.
Act promptly on all problems of labour relations, including grievances, jurisdictional disputes and
interpretation of trade union agreements.
Arrange for adequate protection and security of the work. This will be a cost of the work.
During construction arrange for a complete coordination and expediting service. Schedule and chair
regular site meetings and be responsible for preparation and distribution of minutes.
Use best efforts to ensure that all Federal, Provincial and Municipal Safety Laws and Regulations
applicable to construction procedures are observed and enforced.
Arrange for adequate and timely inspections and to evaluate the quality of the work. Make regular
inspections with the design consultants, where applicable, and ensure that deficiency lists are
prepared and all items expeditiously corrected.
Be responsible for arranging that all testing be performed and recorded as required by the contract
documents.
Upon completion of each project element, along with design consultants where applicable, make final
inspections. If satisfactory, obtain and distribute certificates of completion.
Arrange for the provisions of as-built drawings, equipment manuals, operating instructions, certificates,
etc. prior to acceptance and release of holdback monies.
Obtain guarantees as required.
Arrange for client's operating personnel to be given adequate on-site instruction prior to takeover of
the completed project.
Provide for commissioning of all building systems and one year follow-up as required.
